Purchase procedure for buying properties in Turkey

When you decide to buy your dream property in Turkey, it’s your turn to make a deal with a contract. In this Contract, we will write all the details about the buyer, seller, real estate, purchase price, payment terms and other features of the transaction. In accordance with this contract of sale, it is necessary to make a deposit, which may vary from object to object.

After the conclusion of the contract, we will submit an application for all necessary documents to the Cadastral Chamber in your name. The deadline for submitting documents is also prescribed in the contract.

Turkish law requires that a state-certified translator be present at the Cadastral Chamber, who will translate to you all the details of the transaction recorded in the register and answer your questions. Then you will receive a Tapu in your name, and you will become the legal owner of the property in Turkey.

Before transferring the Tapu to your name, you must pay all taxes and transaction costs.

The procedure for buying real estate in Turkey

To purchase real estate in Turkey, the following documents are required:

• 2 recent passport photos
• 2 copies of passport (passport must be valid)

For the seller
• 1 recent passport photo
• 2 copies of the passport

Attorney

To save you from running around the Turkish authorities, you can authorize the purchase/sale of real estate in Turkey with a notarized power of attorney to fill out all applications for tapu, water, electricity, telephone, Internet, residence permit (Iskan) in your name.

To issue a power of attorney, you will need your original passport and 2 passport photos.

Turkish Tax number

To apply for a Turkish tax number, you need a passport number, the name of the father and mother, an address and a phone number in Turkey.

Open a bank account in Turkey

As a foreigner, you can easily open a bank account in Turkey. You need your original passport, Turkish tax number and address registration in your country. This can be a registration document or an invoice that contains your name and address.

IMPORTANT. Since 2022, the authorities of the republic have introduced a mandatory DAB certificate, which is obtained in a bank. The certificate indicates that a foreigner purchasing real estate imported into the country an amount in a currency equal to the amount indicated in the cadastre, and exchanged this currency for lira. As a rule, the sale amount in the contract is indicated in euros. Therefore, losses on exchange rates are inevitable.
